ASC Mortgage stands for America’s Servicing Company. ASC is a division of Wells Fargo that services mortgages that were originated by other lenders. ASC provides managerial services for those loans, collecting the mortgage payments and handling business interactions with the borrower. It collects a fee for its services and distributes the rest of the funds it collects to the appropriate parties such as lender, home insurance premiums and property tax payments.
Mortgages and Loan Modifications
ASC Mortgage is not a lender. They do not offer mortgages to the public. However, as a mortgage servicer, they are the company you would contact when seeking a loan modification on a mortgage they handle.
A loan modification can reduce the mortgage rate you are paying, extend the term of your loan, establish a payment plan for past-due balances, waive late payments or make other changes to your loan to make it more affordable if you are in financial difficulty. ASC would be your point of contact for seeking a loan modification through the federal Home Affordable Modification Program (HAMP), although a private loan modification may be available as well.
ASC Mortgage does not provide any type of mortgage refinancing. If you are having payment problems you may qualify for a loan modification. If you wish to refinance a mortgage serviced by ASC, you can do so with any mortgage lender, provided that you have sufficient equity in the property and meet the lender’s credit, income and other requirements.
If you wish to refinance an underwater mortgage or one with little equity, you may apply for a mortgage refinance through a lender participating in the Home Affordable Refinance Program (HARP). Although many lenders have limited their participation in HARP to their current customers, some may be willing to refinance loans serviced by ASC or other companies. A mortgage broker, who specializes in helping borrowers find lenders suited to their particular needs, may be helpful in this instance.
ASC Mortgage does not offer any form of home equity lines but may collect payments on and otherwise service home equity loans and home equity lines of credit (HELOCs) obtained from other lending institutions.
