Refinance Programs

Divorced Borrower

The Divorced Borrower program provides eligible homeowners who have minor children in their care the ability to refinance and retain their existing residence. The home must meet all New Hampshire Housing property standards and purchase limits, and residents must fall within designated income limits.

Purchase Programs

Single Family Mortgage Program

The Single Family Mortgage Program provides first-time homebuyers with 30- to 40-year, low-interest, fixed-rate mortgage loans in order to provide affordable housing options. This loan is to be combined with the Cash Assistance program, which helps to cover downpayment and closing costs.

Cash Assistance

Under the Single Family Mortgage Program, first-time homebuyers are eligible to receive interest-free cash grants which are to be used toward downpayment and closing costs. Cash Assistance is to be used in conjunction with a Single Family Mortgage, and is equal to 4% of the loan amount. Homebuyers are required to contribute a minimum of 1% of the home's purchase price. If the Single Family Mortgage is repaid within 48 months time, the full amount of the grant is due. Otherwise, the grant is forgiven.

Voucher Assisted Mortgage Option

The Voucher Assisted Mortgage Option provides very low-income families with monthly mortgage payment assistance in the form of a Housing Choice Voucher. Completion of a first-time homebuyer education course is required.

HomeAccess Program

Low- to moderate-income households with at least one permanently disabled resident are offered affordable housing options through the HomeAccess Program. This program also offers financing for homes that require accessibility improvements for a permanently disabled family member. This assistance is provided in the form of a low-interest loan up to $25, 000 in amount.

Home of Your Own Program - HOYO

Mortgage funding is available to assist low-income borrowers with developmental disabilities to purchase a home. HOYO works in partnership with the New Hampshire Division of Mental Health and Developmental Services, New Hampshire Developmental Disabilities Council and the New Hampshire Community Loan Fund.

American Dream Program

The American Dream Program is a product of the combined funding of the New Hampshire Housing and the U.S. Department of Housing and Urban Development. The American Dream Program provides up to 6% of the home's sale price or $10, 000, whichever is greater, to be used toward a downpayment and closing costs for low-income first-time homebuyers, and is to be used in conjunction with a Single Family Mortgage Loan.
