Colorado - Mortgage Fraud Resources

Colorado historically has been more affected by mortgage fraud than many other states. This was in large part due to lax regulations, which were strengthened following the 2008 collapse of the housing bubble. Among the changes, mortgage brokers in Colorado must provide certain accurate information about their business practices and details to the Colorado Division of Real Estate before a loan is accepted.

Below is a list of agencies and other organizations that may be contacted by state residents who have concerns about mortgage fraud. Given the power that the state has given to its Division of Real Estate, it is suggested that Colorado residents begin their queries there if they believe they might be victims of mortgage fraud or have other concerns about the issue.

FBI field offices are responsible for investigating potential cases of fraud and work with the state and federal attorneys general to prosecute criminals. The Housing and Urban Development (HUD) offices can help mortgage applicants find the resources they need to make smart mortgage decisions.

The Colorado Division of Real Estate State is the licensing, regulation and enforcement agency for the real estate broker, real estate appraiser and mortgage broker industries. It also investigates consumer complaints and provides information to assist consumers in shopping for mortgages and purchasing a home.

Credit union and banking associations help to set guidelines that their lenders should follow. These organizations can also help borrowers select reputable lenders. Finally, the Better Business Bureau sets guidelines by which all businesses should operate and takes steps to ensure that consumers are fairly by businesses.
