Georgia - Government Backed Loans
The Georgia Department of Community Affairs (DCA) was created in 1977 to serve as an advocate for local governments. On July 1, 1996, the Governor and General Assembly merged the Georgia Housing and Finance Authority (GHFA) with the Department of Community Affairs. Today, DCA operates a host of state and federal grant programs; serves as the state's lead agency in housing finance and development; promulgates building codes to be adopted by local governments; provides comprehensive planning, technical and research assistance to local governments; and serves as the lead agency for the state's solid waste reduction efforts.

The Georgia Dream Homeownership Program offers first-time, low-income homebuyers with 30-year, fixed rate, low-interest rate mortgages loans. Downpayment and closing cost assistance is also available.

Efficient or Visitable - EV
The Efficient or Visitable loan program offers up to $7, 500 to homebuyers to be used toward putting a downpayment on an energy efficient home or A home equipped to be visitable by individuals with mobility impairments. EV is a second mortgage to be used in conjunction with the Georgia Dream First Mortgage Loan.

Consumer Home Ownership and Independence Choices for Everyone - CHOICE
First-time homebuyers with mobility impairments are offered a chance at affordable homeownership with the CHOICE program. CHOICE provides eligible homebuyers with $7, 500 to $20, 000 to be used toward a downpayment on a home. CHOICE is to be used in conjunction with the Georgia Dream First Mortgage Loan.

Protectors Educators Nurses - PEN
PEN is designed to give registered nurses, certified teachers and others employed by their county school board, firefighters, police officers and military personnel a chance at affordable homeownership. PEN offers downpayment assistance in the amount of $7, 500, with homebuyers contributing $500 of their own money toward the home. PEN is an interest-free loan to be used in conjunction with the Georgia Dream First Mortgage Loan.
